Sell my house quick are the words spoken to realtors from home owners who choose to list their home in today’s market.  With the economy in a weaker condition, the real estate market is not very kind to the sellers’ side of the isle.  Everyone has their reasons why they want to sell right now, but they should know that listing a house in today’s market is going to yield a lower price compared to years ago and possibly the future market when the market has recovered.

The Best Time to Sell

The ideal time to sell your house is when there are a significant number of buyers in the market. If there are more buyers than sellers then real estate prices are likely to be high or at least higher. In a market such as this, buyers are not as picky with their decisions and they are willingly to pay a higher cost. You may be saying to yourself, sell my house quickly realtor, this is best accomplished when buyers out number sellers.  At the moment, people looking for a first mortgage really have the upper hand in the market.  They're always special programs for the first time home buyer that can really give them an advantage when it comes to the terms for their loan.

Make Your House Presentable

Your property should always be presentable whether the market is good or bad.  If the real estate market is a sellers market you will get a higher price.  If the market is bad for sellers you might be able to sell faster over you competitor down the street.  The first thing that anybody looks at is the outside appearance of a property.  Your lawn should be green and free of weeds.  The areas with bark should be free of weeds and the bushes should be trimmed nicely.  Windows should be washed.  You want the paint to be clean and free from any pealing.  If the paint is pealing you need to touch up or better yet paint entire house. 

Inside Appearance

On the inside make sure the carpet is clean and free from stains and odors.  Sometimes odors are trapped in the carpet and will not come out even when shampoo is applied.  In this case new carpet is the ideal; it’s clean and smells new.  To make sure the odor doesn’t come back to haunt you, you might want to spray an odor eliminator on the floor board surface, such as Kills.  Kills is a great brand for eliminating odors.  All of the walls should be clean and presentable.  If walls have holes or damages you will need to patch and paint.  Fresh paint is the best solution since it also smells new.  If there are odors in the home you will want to spray an odor eliminator on the wall surfaces as well.  Kitchens and bathrooms are the most important rooms of the home.  If these two rooms are dirty and un-presentable your chances for a successful sale are dramatically reduced.  After I did these things I told my realtor to sell my house fast and we had it sold in a few months when the market was moving against me.

Your Selling Price

Today home buyers have the choice to be picky about their decision on buying a house.  That is why you must be ready to negotiate.  No matter how much you might think your house is worth, there is a true ball park figure that you should be aware of.  That being said you need to come to the market with emotions set aside and be real about the asking price.  We all know how much real estate was selling for a few years ago but you have to understand that thoughs days are long gone.  If your price is too high, I can almost assure you that you will be insulted with offers if you receive.

Comparisons in the Area

Before you list your house it is highly recommended that you get sold price comparisons for your area.  A realtor can provide comparisons.  A comparison is a list of home that have sold in your area that have similar features to your house.  It compares the same area, size, amount of rooms, amount of bathrooms, garage, condition, and much more.  In comparing your home to homes that are similar to yours you can see what price range will be best.

Sell My House Privately

One of the most important things you should know about selling your house privately is that you will not have as much exposure compared to what a realtor can do.  I’m not a realtor but I have experience in selling houses.  When the realtor list your house in the MLS it is seen by any realtor in the country or even world.  Although, there are listing services online now that can give you a lot of exposure.  If you do decide to sell your house on your own there are some things to think about.  You will want to at the very minimum have a for sale sign in your yard so home buyers will know that your house is on the market.  Years ago I would advise you to list your house in the local newspaper, however, the times have changed.  Today you should look up free listing services such as Craigslist to start.  You could place a paid advertisement, sometimes they are seen by a lot of serious buyers.  Be sure to do open houses at least once a week preferably on the weekends sense most people keep their weekends free to search for homes.
